The Yucatecan real estate landscape is undergoing a significant shift with the closure of Point 2 Homes in July 2024. Since 2005, Point2 Homes had been a go-to for real estate listings in Merida and all of Mexico. Here are some alternatives!

As you may or may not have heard, Point2homes.com has closed it's doors and is no longer operating in Merida and the rest of Mexico. They've chosen to instead serve Canada and USA only, for financial reasons. Not wanting to leave you hanging, we've put together a couple alternative ways to find your next home in the yucatan.

1. Networked Agent

Whether you're in Merida, Chelem or New York City, the best way to find a property has always been to hire a good Realtor. First off, it's free since the commissions come out of the seller's pocket. Second of all, to directly contact a listing agent for a property is like asking your former partner's lawyer to represent you in the divorce. There's a conflict of interest. So it's best to hire your own agent, at no cost. 2. Facebook Marketplace

While we do have this listed as an option, you have to be very careful with facebook marketplace. There are a lot of fake listings phishing for information. There are also a lot of real estate scams in Merida on Facebook.

Many of the houses you will see listed on Facebook marketplace in Merida have an incorrect price. They will bait and switch you.

Other tactics are to list a house that was already sold, only to get your information and try to sell you a different property. Even more frustrating than this is the fact that many of the people that employ this sleazy tactic don't even end up reaching out to you at all. Talk about a lack of follow-through with their own scam.

The worst case scenario are "agents" that prey on folks that don't speak good Spanish and don't have a team of trusted lawyers and realtors only to end up taking them for everything they've got. This is not uncommon.

While you can certainly find real listings on facebook, working with a realtor will greatly reduce your chances of falling for one of these scam or wasting your time as we know many of the accounts and names of the individuals doing this. Merida is not a big city and word spreads fast of who has bad intentions. If you find a listing you like, send it to your agent and let them investigate and book a viewing.
